Can an Airbnb Qualify a Property as Commercial Space?
Being a host in different countries throughout the world, I have learned that there is a massive gray area regarding whether using an Airbnb constitutes a property qualifying as a commercial space. The short answer is no. Aside from a property generating income, this alone does not necessarily mean your property is fit to be deemed a commercial space or should be zoned as such.

However, this does not qualify the property to be zoned as "commercial." In order to have a space zoned for commercial use, there is a significant amount of paperwork involved with officially classifying a short-term rental (STR) property as commercial. So, from that perspective, your space is not considered commercial simply because you rent it out. Only if you want to rent it out does it qualify.
In the U.S., for example, an Airbnb alone does not qualify a property to be deemed commercial. There are other guidelines that must be met depending on the zoning laws of the county or city. One notable consideration is building codes and regulations.

So, the answer is that it depends on where you live; you must check with local zoning authorities to determine what you need to do to have your property deemed commercial or not.
